Q: Are you buying my home or listing it on the MLS like traditional agents?
A:  This is up to you! Traditional real estate agents offer you one option – list on the MLS. Investors offer you one option – sell to them. Our goal at Maio Strand Property Group is to provide you with multiple options and to make this process easier for you. We will provide you with a breakdown of both options and then you choose!

Q:  Do you pay less for my property?
A:  Most of the homes we purchase are below market value (as investors we need to do this to make a profit on our end as well). However, we will still make you a fair offer based on the condition of your property and will be completely transparent about this. We find that most sellers that sell directly to us are more concerned about selling quickly and the other benefits we offer than receiving top dollar for their home. We want this to be a win-win for both sides (plus you won’t pay fees if selling to us!)

Q: Is every home eligible for your offer to purchase directly?

A: In rare cases some homes do not meet our investment criteria, but we will let you know this immediately and will be happy to help list this directly on the MLS with you.

Q:  How do you determine your offer price for my house?
A:  Our process is straightforward. We look at the location of the property, the condition (value of repairs needed) and comparable properties in the area. We then will use these numbers to make an offer for you that is fair for your home, but allows us to make a profit as well – win-win for both everyone!

Q:  Will I need to pay fees or commissions if working with you?
A: If we are listing your home on the market then we will require normal commission fees like traditional real estate agents. However, if you are selling your house directly to us, then no fees required!

Q:  How are you different from a traditional real estate agent?
A: We love this question. Most traditional real estate agents prefer for a house to be “move-in ready” in order to take on a listing, meaning you are required to pay for repairs, clean, etc. After making these repairs, your only option with a traditional agent is to list your house on the MLS, start doing home showings, hope buyers don’t back out and hope that financing contingencies don’t fall through – then wait some more for your agreed closing time. If you are looking to avoid the hassle of the traditional on market process, your only other option is working with a traditional real estate investor, who generally works with one goal in mind – getting your home for the lowest price possible.
